    The price we send is the price we complete at. We share the notes that informed it. Held for a week, so you can take advice and talk it over with whoever you need to.

    Conveyancing and completion

    You instruct your own solicitor, and we can recommend firms used to working quickly. We instruct ours straight away. Regular updates on a live timeline you can share with anyone. We pay our own legal costs.

Questions sellers ask us.

What counts as a problem property?

Anything that makes a normal sale hard: structural movement or subsidence, Japanese knotweed, a short lease, cladding or fire-safety issues, non-standard construction, damp, a roof that has gone, or a property that needs a full refurbishment. If you are not sure, tell us what you know and we will say whether it is something we buy.

Do I need a survey or a specialist report first?

No. Tell us what you know about the issue and we come and see it ourselves. If a report already exists, share it, because it helps us price accurately. If it does not, we arrange what we need at our own cost.

Can the offer change once you have seen the problem?

The price we confirm in writing is the price we complete at. There are only three exceptions, all documented in writing: (1) a structural survey reveals a material defect that was not visible or disclosed at viewing, (2) a title issue emerges during conveyancing that materially affects value, or (3) information provided about the property turns out to be materially incorrect. None of those apply? The price does not change.

Why is the offer below open-market?

Because we buy for cash, complete in weeks rather than months, charge no fee, and carry the risk of the sale falling through. The price reflects the speed and the certainty of the transaction.

What does it cost me?

There is no agent fee and no fee to us, at any point. You instruct your own solicitor and pay their costs; we pay ours. The figure in our offer is the figure we complete at, minus your own legal costs.

If the issue is cosmetic and you have the money and the time, a modest refurbishment and a good local agent will very likely net you more than we will. Our offer prices in the work and the risk, and that is a real cost to you. If that is your position, we will say so.
