kept
for everything not on the list

Something else?
Quickly, quietly, discreetly.

Not every reason for selling fits a heading. A house that has become a burden, a change in health, a move into care, a landlord stepping back, a decision you would rather not explain to a street full of viewers. If you need to move on quickly, quietly, and discreetly, we will tailor a process to meet whatever your unique needs are.

Start with the address

Three quick questions after this. Anthony reads it himself, same day, Monday to Friday. No figure until we’ve stood in the house.

Kept.THE OFFER YOU’LL RECEIVE
  • Seen in person first.
  • Put in writing.
  • Held for a week.

What we write down is what we complete at.

One conversation, then a plan built around you.

Tell us what is going on, as much or as little as you want. We come and see the property once, confirm a price in writing, and agree the date and the way of working that suits your situation: no board outside, no online listing, no viewings by strangers, and solicitors talking to solicitors if you would rather not. The price we write down is the price we complete at.

Discreet by default

No board, no listing, no open days. One visit by us, and only the people you choose need to know the house is changing hands.

Your timeline, either way

Fast when you need fast, in as little as two weeks. Patient when you are waiting on something else. You set the date; we work to it.

In writing, held for a week

A price confirmed after viewing, held for a week so you can talk it over with whoever you trust, and never reduced at the last minute.

how it works

Four steps. No surprises.

  1. 01

    You get in touch

Tell us the address and a little about your situation. We come back to you the same day. Before we bother you for anything else, we pull what we can ourselves: Land Registry, EPC, planning.

  2. 02

We come and see the property

We view every property before we price it. We tell you in advance what we are looking for, so there is nothing to prepare and nothing to dread.

  3. 03

    Our offer, in writing

The price we send is the price we complete at. We share the notes that informed it. Held for a week, so you can take advice and talk it over with whoever you need to.

  4. 04

    Conveyancing and completion

You instruct your own solicitor, and we can recommend firms used to working quickly. We instruct ours straight away. Regular updates on a live timeline you can share with anyone. We pay our own legal costs.

honest answers

Questions sellers ask us.

Do I have to tell you why I am selling?

No. It helps us shape the process, and a sentence is usually enough, but you can tell us as little as you like. What we do need is the address, one visit, and a solicitor to send the paperwork to.

Can I change my mind after I accept?

Yes. The offer is binding upon Kept for a week. It is not binding upon you until exchange of contracts. You can withdraw at any point before exchange at no cost.

How quickly can you complete?

At the pace you need. We can complete in as little as two weeks, or take as long as your circumstances require if you are waiting on a grant of probate, a court date, or an onward purchase. We instruct solicitors as soon as you accept and share proof of funds straight away.

Are you regulated?

Cash property buying is unregulated by the FCA. We are members of the Property Redress Scheme (PRS), a government-approved independent redress body. We voluntarily follow The Property Ombudsman code, are HMRC-registered for AML supervision, and ICO-registered as a data controller.

the honest version

We are not the answer to every situation.

Our offer is below open-market value by design. If you can wait, and the house is in good shape, a good local agent will very likely net you more. And if a faster sale would leave you with debt you cannot service, talk to StepChange (stepchange.org) or Citizens Advice first. They are free, they will not judge, and a sale is only one of the levers. If that is you, we will say so.

Our figure is below open-market value by design, and our full methodology is published so you can see exactly how we get there.

A real offer in writing.
